The * excel file * is a copy of the NEN1010 full rapport we paid for for nothing from the company Bijn.nl. We will gladly share it here as well as the flaws of the house, and with the lucky new owner of the house after the key exchange!
As for delaying things, the sellers were the ones asking for quote after quote without intention of paying anything. 10 days insn't 3 weeks.
Thank you for replying in this vengeful and childish way, you are clearly showing people to choose another estate agent!

Think long and hard before buying a house from At Home makelaardij and especially Djamella. We were interested in purchasing a house on the Dreef in Hellevoetsluis. The viewing went very well, we wanted to place a bid right away for the asking price. We were then told that the price wasn't actually the asking price and the house was evaluated at 25000 euro more so we should overbid by this amount to have a chance. We did it and were selected by the sellers as we needed very little financing. We mentioned several times that we would do a technische keuring before signing. We were accepted on Friday afternoon. On the Monday, Djamella was pushing to sign the buying agreement. From then onwards, all communication with her was aggressive, unpleasant, we felt bullied. We arranged a technische keuring, financing within less than a week. The whole time we were berated, called picky, not serious, not trustworthy. My husband and I got so many emails and phone calls, it felt like harassment. We also mentioned we would sell my husband's house after buying this one and Djamella was pushing aggressively for us to sign a courtage agreement with her when we still hadn't bought anything. When serious irregularities came out of the keuring, we informed them right away and our fears were constantly dismissed as *That is what you get from an old house*(1980.) A malfunctionning and not maintained CV ketel (law of 2023), the absence of fire alarms(law of 2022) and the absence of grounding in a bathroom (also compsory by law) are illegal, nothing to do with an old house. Sellers originally stated several times by email they would go through the necessary repairs after we conducted a NEN1010 elektra report which showed several uncomformities. We spent more than 1000 euro in reports. Upon sending the last report, we were dropped as sellers with a one liner email within minutes as we were *not serious*!!! Djamella didn't even bother giving us a 5 min curtesy call. It appears the sellers never had any intention to fix anything. We are convinced the house will go back on the market without the mandatory repairs by law and/or the flaws being disclosed so we informed the relevant authorities so they can follow up. The agency will also always claim they don't know of any flaw. Believe me, they do.
Unless you want to be fooled and lose money and your dream house, don't buy from this agency. They are 100% not to be trusted.
Wij hebben recent met Wessel een huis bezichtigd. Wessel is een spontane vent die open en eerlijk is over het huis wat hij in de verkoop heeft staan. Vragen die je stelt worden netjes beantwoord, en mocht hij die info niet direct beschikbaar hebben dan stelt hij direct voor om dit nog even uit te zoeken. Los van het huis denkt hij ook graag mee met je toekomstplannen en adviseert hij daar ook in. Hij is dus geen makelaar die het bericht geeft dat dit huis te koop staat en het verder stopt met zijn ondersteuning. Kortom: een verkopende makelaar die ook voor de kopende partij graag meedenkt, erg fijn!
