We were explicitly informed that our offer had been accepted. Based on that confirmation, we stopped pursuing other properties and proceeded in good faith, believing an agreement had been reached. However, we later learned that additional offers were still being received and opened. When a higher bid appeared, we were informed — with a brief apology — that our offer was in fact no longer accepted.
Confirming acceptance of an offer is not a minor detail; it carries significant practical and emotional consequences in an already highly competitive housing market. Reversing that confirmation because a better offer comes in after already confirming the bid is a really bad way of working.
Postponing the decision or even informing us that our offer is "at the moment the highest" would be way better then the way they handled this.
Prospective clients should be fully aware of how such situations may be handled before choosing to engage.

However, we later discovered that the agent continued to receive and open other offers without informing us that biding is still open. Once a higher bid appeared, we were casually informed — with a brief “sorry” — that our offer was in fact not accepted after all.
This kind of behavior creates unnecessary bad blood and completely undermines trust in the process. Confirming an accepted offer is not a minor detail — it has real consequences for buyers. Reversing that decision because a better number came in leaves a very bitter taste and raises serious concerns about professional standards and integrity.
Real estate transactions require transparency, fairness, and reliability — especially in an already extremely competitive and challenging housing market. Unfortunately, this experience reflected none of those qualities. I would strongly advise others to proceed with extreme caution.

Na een aantal bezichtigingen en twee keer op een huis geboden te hebben besloten we om de aanpak over een andere boeg te gooien en was het meteen raak, ik had een huis! Joren denkt met je mee en is betrokken bij het gehele proces. En niet alleen Joren, maar het hele team is kundig en staat altijd klaar voor het beantwoorden van vragen.
0 stars – alarming handling of a confirmed offer
I was informed that my friend’s bid for a property handled by Overspaern Makelaardij B.V. had been officially accepted. Based on that message from her agent, she relaxed. We celebrated, laughed and congratulate her!
Shortly afterward, it turned out that higher offers were still being considered and that another bid was ultimately chosen instead. The prior confirmation was simply set aside. And with no clear communication that they are expecting more offers.
Communicating acceptance and then disregarding it when a better number appears signals a serious lapse in professional standards. In a housing environment where buyers already face intense competition and pressure, clarity and consistency are not optional — they are essential.
I understand working in a "clients best interest" but, come on! This shakes up the trust in the whole process, I will never believe another "YES" again from this guys!
Hearing how this was handled would make anyone approach future dealings with heightened suspicion. Situations like this do lasting damage to confidence in the process and reflect poorly on the standards clients should be able to expect.
Prospective buyers should take this into account.
