The pros: - The agent was very responsive, answering our (many) questions promptly and thoroughly. - When we asked, the agent provided recommendations for property evaluators and notaries, simplifying the process. The recommended professionals were solid choices. - The agent's knowledge of the local market helped guide our bid. - All of the individuals we interacted with at the agency were professional and made themselves available, which helped to streamline the buying process. - "No cure, no pay" philosophy was a bonus for us. - Once we found the house, the agent promptly arranged to visit it and subsequently offered valuable insights about the state of the property. The cons: - The agent went on leave during the transaction period without informing us of who would step in to help during their absence. - During the intake interview, the agent indicated that their services include a review of the contract to ensure it reflects the conditions set forth in the offer. This did not occur, instead we (the buyers) went through the contract sentence-by-sentence and highlighted conflicting or missing clauses to the agent. However, the agent did relay those issues to the selling party once we raised them.
